How we collect, validate, and publish our market intelligence.
Data Sources
Our data comes from four primary sources: (1) Fuse operational data — real occupancy rates, rental income, and tenant demographics from our managed properties; (2) Public institutional data from Eurostat, national statistics offices, and education ministries; (3) University enrollment registries — direct data from university admissions offices; (4) Market surveys of rental listings across major platforms.
Collection Frequency
Operational data is updated continuously from our property management systems. Market-level statistics (student populations, university enrollment, PBSA supply) are updated quarterly. Rental data is refreshed monthly through automated monitoring of listing platforms and manual market surveys.
Validation
All data points are cross-referenced against at least two independent sources before publication. Outliers are flagged for manual review. Our city leads in each market provide local validation and contextual interpretation.
Limitations
Our operational data reflects the markets where Fuse operates. For cities where we don't yet have properties, we rely more heavily on public data and market surveys. Provision rate calculations use total enrolled students as the denominator, which may overstate demand (not all students need accommodation). We note assumptions and limitations in each report.
Updates & Corrections
We correct errors promptly and note significant revisions in our reports. If you spot an inaccuracy, please email research@fusestays.com.
